Services

Three ways to bring an experienced eye onto your project.

Every engagement is different, but they fall into three shapes. Below is what each one actually involves, who it suits, and what to expect from working with the studio.

01 — Real Estate

Curated real estate

A short list of Goa projects I have examined personally and will stake my name on. It stays short, because that is the point. I do not list a project I have not walked through myself, met the developer behind, and judged against four decades of seeing what holds up and what does not.

This is for buyers who want a filter before they start looking, not after they have already signed something they regret.

  • Personal site inspection before any project is added to the list
  • Direct conversation with the developer or builder, not just the brochure
  • An honest read on construction quality, materials and finish
  • Ongoing involvement, not a one-time endorsement

02 — Aesthetics

Interior architecture & project aesthetics

Design-led guidance for realtors and developers who need a trained aesthetic eye over a project's spaces, materials and finish, so the result feels considered rather than merely built. This sits upstream of construction, where a small correction in proportion, material or light costs nothing to fix and everything to ignore.

I work alongside your existing architects and contractors rather than replacing them, reviewing plans, material choices and finish schedules at the points where it is still cheap to change course.

  • Material, finish and lighting review at plan and pre-construction stage
  • Site visits at key milestones to catch issues before they are built in
  • Working alongside your architect, contractor or interior team
  • Suited to developers building multiple units who want a consistent standard

03 — Consultancy

Lead consultancy

For private clients I act as lead consultant, not the designer, but the experienced eye over the whole process: direction, sourcing, selection, the execution team and quality control. You keep your own designer or architect if you already have one; I sit above the process, making sure decisions stay coherent from concept to handover.

Where a project calls for it, my studio also delivers turnkey, from concept to handover. A minimum project value applies for turnkey work, and is discussed individually before any commitment is made.

  • Direction and decision-making across the full project timeline
  • Sourcing and vendor selection, drawing on four decades of trusted contacts
  • Quality control at every stage of execution
  • Optional turnkey delivery for projects that meet the minimum value

How An Engagement Begins

From first conversation to handover

Every project moves through the same four stages, whether it is a single consultation or a full turnkey commission.

01

Conversation

A direct conversation with Gurudas about what you are buying, building or restoring, and whether the studio is the right fit.

02

Site & scope

A site visit where relevant, followed by a clear scope of involvement and what the engagement will and will not cover.

03

Direction

Ongoing review, sourcing and decision-making across the timeline, at the pace your project actually needs.

04

Handover

A final quality pass before handover, with the same standard applied at the end as at the start.

Knowing Goa, inside out.

If you are buying, building or restoring in Goa and want an experienced eye on it before you commit, this is where that conversation starts.
